Why weexist
Founded in Cascara Point in 2016 by two former architects, after watching a Meis house sold as a “development opportunity”.
The problem
Three bed,two bath
Conventional estate agency has no vocabulary for authorship. A house drawn by a named architect, built to their specification and never altered, is described in exactly the same terms as the volume house next door: bedroom count, bathroom count, floor area. The thing that makes it worth owning does not appear anywhere in the listing.
That is not a marketing problem. It is a valuation problem, and it costs owners real money — because a buyer who cannot see what they are buying will not pay for it, and an agent who cannot describe it will advise the owner to alter it.
So every instruction goes to an architecture panel before we accept it. The panel meets fortnightly, scores authorship, condition and provenance separately, and publishes its criteria.
That refusal rate is the whole business model. Our list is only worth something to a buyer if everything on it is worth the journey, and the only way to guarantee that is to turn away work — including work we would like to have.
What wewill not do
Four practices, one list, and a short set of things we decline on principle.

No open days
A house is shown to one party at a time, accompanied, at an hour that suits the building rather than the diary.
- 02
No sealed bids
We introduce people to a building and let the building do the work. Bidding theatre sells the process, not the house.
- 03
Never both sides
We are paid by one party to a transaction and only ever one. Where we act for a buyer the fee is a flat sum agreed in advance.
