Most agencies sell square metres. We represent houses that were drawn before they were built — and we put the architect’s name on every listing.
Founded in Cascara Point in 2016 by two former architects who got tired of watching good buildings described as “3 bed, 2 bath”.
We turn away roughly seven in ten instructions. The panel meets fortnightly and the criteria are published.

Slate Point Residence
The structural glass corner took Aoki + Vance two years and three engineers to get signed off. Standing in it, the floor simply stops and the water is four hundred feet below with nothing in the way.
Four wayswe work
No sales teams, no territories. Four practices, each run by someone who has done the job for fifteen years.

Brief
Two hours, usually at the kitchen table. We ask about light before budget.
Shortlist
Six to nine houses, with plans, and a written note on what is wrong with each.
Viewings
Always twice — once in the morning, once at the hour the architect designed for.
Offer
We negotiate directly with the owner. No bidding theatre, no sealed envelopes.
Handover
You receive the drawings, the specification and the architect’s contact details.
Nineneighbourhoods
We only take instructions within ninety minutes of the office. If we cannot show it properly, we do not list it.
Fourpartners
You get one of these four from first call to handover. Nobody is passed down a chain.
