Using this site means accepting what follows. It is short, and the first section is the one that matters most.

Alvara House is not a real agency. Every property, person, photograph, price, figure and transaction on this site is invented to demonstrate the design and build of a website. Nothing here is an offer, an invitation to treat, a valuation, or professional advice of any kind, and no house shown is for sale. Do not act on anything published here.
Particulars
Where particulars are published they are prepared in good faith as a general guide only. They do not form part of any offer or contract. Measurements, areas, tenures, completion dates and running costs are approximate and must be verified independently before anybody relies on them. Nothing in a description should be taken as a statement that a property is in good condition, that its services have been tested, or that any necessary consent has been obtained.
Using the site
You may read, print and share these pages for your own use. You may not:
- copy the photography, drawings or written particulars for commercial use without written permission;
- scrape, harvest or systematically extract the listings, the journal or the contact details on this site;
- attempt to interfere with the site, or use it to send anything unlawful or misleading.
Intellectual property
The design, text and code of this site belong to their authors. Photographs and drawings remain the property of the photographers and practices who made them, licensed to us for marketing. Architects are credited on every listing as a matter of policy rather than courtesy — that is the point of the agency.
Other sites
Where we link to an architect, a practice or a publication we do so because it is useful. We do not control those sites and are not responsible for what appears on them.
Availability and liability
The site is provided as it stands. We do not promise it will be uninterrupted or error-free, and we may change or withdraw any part of it without notice. To the fullest extent the law allows we exclude liability for any loss arising from use of this site or reliance on anything published on it. Nothing in these terms limits liability for fraud, for death or personal injury caused by negligence, or for anything else that cannot lawfully be excluded.

Governing law
