Private sales

Representation for houses that never reach a portal.

Roughly a third of what we sell is never advertised. For some owners that is about discretion; for most it is simply that the right buyer is already on our list and there is no reason to involve anyone else.

We do not do open days, sealed bids or bidding theatre. We introduce people to a building and let the building do the work.

How it works

Inpractice

Three commitments. They are the same on every instruction, and we put them in writing.

  1. 01

    Panel review first

    Every instruction goes to the architecture panel before we accept it. We decline about seven in ten.

  2. 02

    One photographer

    We shoot with one of three architectural photographers, in the light the architect designed for.

  3. 03

    A written document

    Not a brochure. Plans, section, materials, and an honest note on what is wrong with the house.

They turned down our first two offers on our behalf and told us why. No agent has ever argued us out of a house before.
