Why do you decline so many instructions?+
Because our list is only worth anything if everything on it is worth seeing. The panel scores authorship, condition and provenance, and publishes the criteria. Seven in ten instructions do not clear it.
Do you sell anything that is not architect-designed?+
No. If the drawings cannot be attributed to a named architect, we will refer you to someone else, usually with a recommendation.
What does “private” mean on a listing?+
The house is available but not advertised. Details are released after an introduction, and viewings are accompanied.
Do you charge buyers?+
Only for acquisition, where we act for you and the fee is agreed in advance as a flat sum. We are never paid by both sides.
Can I buy an unbuilt commission?+
Sometimes. Planning consent transfers with the site; copyright in the drawings stays with the architect. In practice it means commissioning them to finish it.
How far do you travel?+
Ninety minutes from the office in Cascara Point. If we cannot show a house properly and repeatedly, we do not list it.
